Once you have approved plans you will want to obtain bids from various subcontractors. Make a list of the of the project by trade such as concrete, drywall, electrical, etc. We provide an example of a typical list of trades used on the average new home project. Each project will differ on the type and number of subcontractors so be sure to make a list suitable for your project.
Keep a detailed list of all the project components to be sure you are not leaving anything out. Where there are items that may not fit into a particular trade category just add a “miscellaneous” section and use it as a catch all for these items.
Once your list is completed (don’t worry, it can be modified later) make up separate sheets for each trade category (see our sample bid sheet link). On the individual sheets include the names of all the subcontractors you will ask for bids along the top, and on the left hand side make a list of items they should include in their bid. As you award each contract list the amount in your master budget sheet under that trade item. You may want to include a column for “budget price” and one for “actual price” on your budget work sheet, that will allow you to track how your budget is doing as you award each trade.
